Garage Conversions in Brighton & Hove
A garage conversion is usually the cheapest room you will ever add, because the walls and roof already exist. Most garages are storing things that could live somewhere else.
We convert integral and attached garages into bedrooms, offices, playrooms, utility rooms and annexes, insulated and finished so the room feels like part of the house rather than a converted garage.
What’s involved
What the job actually includes
Infilling the garage door
Blockwork and brickwork built to match the house, with a window or door where you want one. Done well, this is the detail that stops it looking like a filled-in garage.
Floor build up
Insulated and damp proofed floor brought up to the level of the rest of the house.
Insulating walls and roof
Garage walls are often single skin and uninsulated. They get lined and insulated to current standards.
Damp proofing
Garage floors and walls frequently have no damp proof course. That gets dealt with before anything is boarded over.
Electrics and heating
Proper circuits, lighting and heating extended into the new room.
Finish
Plastering, joinery, flooring and decoration.
Local knowledge
Parking and permit zones
Most of Brighton and Hove sits inside controlled parking zones, so losing the garage can matter more here than elsewhere. It is worth checking your zone's permit position before you commit, and worth thinking about whether the driveway in front still works for parking. We raise it at the site visit because it is an easy thing to overlook and an annoying one to discover afterwards.
Common questions
Garage Conversions: your questions answered
Do I need planning permission to convert a garage?
Converting an integral garage internally is often permitted development, but infilling the garage door changes the front elevation, and in a conservation area or under an Article 4 direction that commonly needs consent. We check before you commit.
How long does a garage conversion take?
A straightforward single garage conversion is usually a matter of weeks rather than months, which is part of why it is such good value for the space you get.
Will the room be cold?
Not if it is done properly. Most garages have uninsulated single skin walls and an uninsulated floor with no damp proofing. All of that gets addressed as part of the conversion, and it is most of the work.
Can a garage become a self-contained annexe?
Sometimes, but a self-contained unit brings additional planning and building regulations requirements. We will talk through what is realistic for your property.
