Local knowledge
Working on period properties
Most of what we refurbish in Brighton and Hove is Victorian, Edwardian or Regency, and period housing has its own rules. Solid walls behave differently from cavity walls when you insulate them, original lime plaster does not like modern cement render, and sash windows and cornicing are usually worth repairing rather than replacing. In conservation areas and on listed buildings there are also limits on what can be changed. We will tell you where the period details are worth keeping and where they are already past saving.
Common questions
Refurbishments: your questions answered
Can we live in the house during a refurbishment?
Sometimes, depending on scope. A single room refit is usually liveable around. A full house refurbishment with the services out generally is not. We are straight about this at quote stage so you can plan.
Do you project manage the trades?
Yes. You deal with us, and we run the trades in sequence. That is the main difference between a managed refurbishment and arranging it all yourself.
What about damp in an older property?
Very common in period Brighton housing, and worth diagnosing properly rather than injecting a chemical course and covering it up. Penetrating damp, condensation and rising damp are different problems with different fixes.
Can you work to our architect's drawings?
Yes, we regularly build to drawings from an architect or designer, and we are equally happy to work from a clear brief where there are no drawings.
