Where we work
Builders in Shoreham-by-Sea
Shoreham-by-Sea and neighbouring Southwick are where we are based, so this is the closest work we do. If you are in BN42 or BN43 we are a few minutes away rather than a trip across the county.
It is also some of the most varied building stock on the coast: the Edwardian beach plots, the older village core, and the interwar and post-war streets around Southwick, all with their own constraints.

Local knowledge
Beach plots, village core and Southwick
Shoreham Beach is the distinctive one. The spit was originally Bungalow Town, improvised Edwardian homes built from railway carriages and old boats, and almost all of it has since been replaced by modern detached houses. The result is a street of high value properties on a shingle spit where ground conditions, levels and flood resilience all have to be designed for, and where large extensions and full rebuilds are common. Old Shoreham around St Nicolas church is a different proposition, older and more constrained. Southwick is different again: largely interwar and post-war, with driveways, garages and generous plots, which makes extensions and garage conversions straightforward compared with anything in Brighton.
Planning & permissions
Planning in Shoreham and Southwick
Both come under Adur District Council, not Brighton and Hove City Council, which catches people out. It is a separate authority with its own local plan, and advice that applies in Brighton does not automatically carry across. The bigger practical constraint is water: much of Shoreham Beach and the land along the tidal River Adur sits in a high flood risk zone. That affects floor levels, materials and the resilience measures building control will expect, particularly for ground floor and below-ground work. It is worth establishing your flood zone before design work starts rather than after.

Common questions
Building in Shoreham-by-Sea: your questions answered
Are you actually based in Shoreham?
We trade from BN42 Southwick and BN3 Hove, so Shoreham-by-Sea and Southwick are effectively on our doorstep. It makes site visits, snagging and coming back to sort something out considerably easier than for a firm travelling from further out.
Does flood risk affect building work on Shoreham Beach?
Yes, and it is the main thing to establish early. Much of the beach and the riverside sits in a high flood risk zone, which affects floor levels, material choices and the resilience measures building control expects. It does not stop you building, but it does shape the design, so it is worth knowing before you pay for drawings.
Which council covers Shoreham and Southwick?
Adur District Council, which is separate from Brighton and Hove City Council. It has its own local plan and its own approach, so planning advice picked up from a Brighton project will not necessarily apply here.
Can you do large extensions on Shoreham Beach properties?
Yes, and it is common there. The beach plots are mostly modern detached houses on a shingle spit, so there is usually room to build, and the real design questions are ground conditions, levels and flood resilience rather than the squeeze you get on a terrace.
