Where we work

Builders in Portslade

We work throughout Portslade, both the old village up the hill and Portslade-by-Sea down towards the harbour. They are genuinely different places to build in.

Portslade has more interwar and post-war housing than Brighton, which means more driveways, more garages and more properties where a conversion or extension is relatively uncomplicated.

Local knowledge

Village and by-Sea, two different jobs

Portslade Old Village, up around St Nicolas church, is the historic core: flint and brick, older cottages, and a conservation area. Flint work is a specific skill and it is not something to let a general trade improvise on, particularly on repairs where the new work has to sit next to the old. Portslade-by-Sea, down towards Shoreham Harbour, is a different proposition: later terraces, interwar semis and post-war housing, close enough to the water to take the full coastal exposure. Across both, the proportion of properties with off-street parking and an integral or attached garage is much higher than in Brighton, which is why garage conversions are a bigger part of what we do here.

Planning & permissions

Planning in Portslade

Portslade comes under Brighton and Hove City Council, having been absorbed into the city. Portslade Old Village is a conservation area, so external alterations there are assessed more closely and permitted development rights may be restricted. The later housing in Portslade-by-Sea is generally far less constrained, and a lot of work falls under permitted development. The harbour regeneration area brings its own considerations for anything close to it.

Common questions

Building in Portslade: your questions answered

Do you work on flint buildings in Portslade Old Village?

Yes. Flint is a specific skill, particularly on repairs where new work has to sit alongside original walling without looking patched. It is worth doing properly, because poor flint repair is very visible and hard to undo.

Is Portslade a conservation area?

Portslade Old Village is. Much of Portslade-by-Sea is not, and work there is generally less constrained. Since the two sit close together, it genuinely depends on which side of the line your property falls, and we check the specific address.

Why are garage conversions more common in Portslade?

More of the housing stock here is interwar and post-war, so a far higher proportion of properties have an integral or attached garage than in Brighton's Victorian terraces. The space is already there, which makes it the cheapest room most people can add.

Does being near the harbour affect the building work?

Coastal exposure accelerates wear on anything metal, so wall ties, flashings, fixings and rainwater goods have a shorter life than inland. On repairs near the water we specify with that in mind rather than treating it like an inland job.
