Where we work

Builders in Hove

Hove is one of the two places we trade from, so it is about as local as our work gets. We cover the whole of it, from the Regency squares along the seafront to the Victorian and Edwardian streets inland and the interwar housing out towards Hove Park.

Hove generally gives you more to work with than central Brighton. Plots are wider, more properties are semi-detached, and side returns and rear extensions are often more straightforward as a result.

Local knowledge

What Hove houses are made of

Hove splits roughly into three. The seafront and Brunswick Town are Regency: stucco, bow fronts, and a high proportion of listed buildings, where the constraints are tight and the work is as much repair and restoration as alteration. Inland you get generous Victorian and Edwardian villas and terraces, frequently with the wide side returns that make a good kitchen extension genuinely possible rather than a squeeze. Further out towards Hove Park and Goldstone the stock turns interwar and post-war, with driveways and garages, which opens up garage conversions in a way Brighton's terraces rarely do. Seafront properties take the same salt and driving rain punishment as Brighton, so flashings, rainwater goods and wall ties wear faster than inland.

Planning & permissions

Planning in Hove

Hove sits under Brighton and Hove City Council, the same authority as Brighton. Brunswick Town and the surrounding seafront estates are conservation areas with a significant number of listed buildings, where external alterations need consent and the detailing is scrutinised. Away from those, the inland Victorian and interwar streets are generally less constrained, and more work falls under permitted development. It still comes down to the individual address, and we check before you commit to anything.

Common questions

Building in Hove: your questions answered

Are you based in Hove?

Yes. We trade from BN3 Hove and BN42 Southwick, so Hove jobs are genuinely local to us. It makes site visits and coming back to sort out any snagging a lot easier than for a firm travelling in.

Are extensions easier in Hove than in Brighton?

Often, yes. Hove plots tend to be wider and more properties are semi-detached, so side returns and rear extensions have more room and side access is more likely. The exception is the Regency seafront, where conservation and listed building constraints make things considerably tighter.

Can you work on a listed building in Brunswick Town?

Listed building consent is required for alterations, and the work has to respect the original construction and detailing. We will talk through what is realistic before you spend money on drawings for something that will not get consent.

My Hove property has a garage. Is converting it worth it?

Usually it is the cheapest room you will add, because the walls and roof exist already. The things to check first are your controlled parking zone position and whether the driveway still works for parking without the garage.

Why do seafront properties need more maintenance?

Salt-laden air and south westerly driving rain. They accelerate corrosion of cavity wall ties and of reinforcement in concrete, and shorten the life of flashings and rainwater goods compared with inland. It is worth looking at these before they fail rather than after.
